The Elbert County Planning Commission voted 6–0 on Oct. 6 to recommend denying an amendment that would raise Blue Sky Ranch’s maximum allowed homes from 193 to 842. Commissioners found the proposed density incompatible with the area’s surrounding pattern of 4- and 5-acre lots, citing plans for lots as small as 6,000 square feet, the commission’s action minutes show.

The commission found the proposal did not meet Article VII.F, criterion 2 of the county zoning regulations, which addresses compatibility with surrounding land uses. Its recommendation is not a final county decision.

The county scheduled a Board of County Commissioners hearing for Oct. 28 at 1 p.m. in Kiowa, according to the public notice. The board holds its own public hearing and may approve, conditionally approve, deny or continue the application, under county zoning procedures.
