Weld County home sales fell in August as townhouse and condo activity weakened

Sales, active listings and new listings fell from a year earlier, with townhouse and condominium sales down 17.8% and taking longer to sell.

Weld County home sales and active listings fell in August from a year earlier, with the slowdown sharper for townhouses and condominiums.

The August market report from the Denver Metro Association of Realtors shows 342 single-family homes sold in Weld County during the month, down 15.6% from August 2025. Active listings fell 8%, to 1,410, and new listings fell 3.4%, to 563. Homes took an average of 69 days to sell, compared with 68 days a year earlier. The median sale price fell 2%, to $499,945.

The attached-home market contracted more sharply. Active townhouse and condominium listings fell 29.5%, to 179, while new listings dropped 31.7%, to 71. Completed sales fell 17.8%, to 37, and average days to sell increased from 75 to 82. The median sale price was $344,900, down 1.5% from a year earlier.

Through August, single-family sales were down 5.1%, to 3,300, and the median price was down 3.5%, to $499,995. Townhouse and condominium sales fell 14.6%, to 292, while the segment’s median price declined 1.8%, to $353,700. Average days on market for those properties rose from 78 days through August 2025 to 93 days this year.

The report’s median prices do not account for seller concessions or down-payment assistance, and its smaller townhouse and condominium sales volume can make one-month figures more prone to swings.
