Elbert County resale home sales fell 31% in August as homes took longer to sell
Elbert County recorded fewer resale transactions and longer marketing times in August. Elizabeth saw a steeper decline, while Kiowa’s sharp price drop was based on just four sales.

Elbert County recorded 48 closed single-family home sales in August, down 31.4% from 70 a year earlier, while the median time to sell increased to 73 days from 66, according to the August 2026 local market update.
Active listings fell 15.6% to 233, new listings declined 21.9% to 57 and homes under contract fell 24.1% to 41. The median sale price fell 6.1% to $652,950, while the average sale price declined 5.1% to $727,140. Sellers received an average of 98.2% of their list price, down from 99.5% a year earlier. The report’s prices do not account for seller concessions or down-payment assistance.
Through August, the county recorded 388 single-family sales, down 15.5% from the same period in 2025. New listings fell 12.9% to 600, homes under contract declined 15.5% to 394 and median days on market increased 24.1% to 72.
Year-to-date prices were more stable than the monthly figures. The median sale price was $673,363, up 1.3% from the comparable 2025 period, and the average sale price rose 4.7% to $768,825.
Elizabeth sales fell more sharply
Elizabeth recorded 33 closed single-family sales in August, down 36.5% from a year earlier. New listings dropped 32.8% to 39 and active listings declined 14.6% to 158. The median time to sell increased to 82 days from 60.
The town’s August median sale price was $645,000, down 0.6%. Through August, Elizabeth had recorded 272 single-family sales, down 22.9% from the same period in 2025, while median days on market increased from 57 to 77.
Kiowa’s August price drop came from four sales
Kiowa recorded four single-family sales in August, down from six a year earlier. Its median sale price fell 43.9% to $577,949, but the market update cautions that monthly results can be extreme because of the small number of transactions.
Through August, Kiowa had 35 closed sales, up 12.9% from 2025, and 34 homes under contract, up 9.7%. Its year-to-date median days on market fell to 45 from 72, providing a different picture from the county’s August results.
