Denver-area home sales fell 14.3% in August as condo sales declined more sharply

REcolorado reported fewer sales and active listings across the Denver area in August, while townhouse and condominium prices also fell.

The Denver-area housing market recorded fewer sales and less available inventory in August, even as new listings increased, according to REcolorado’s August market report.

Closed sales fell 14.3% from August 2025 to 3,915, while active listings declined 14.6% to 18,071. New listings increased 4.1% to 6,217. The number of properties under contract fell 7.2% to 4,270, and the median time to sell rose from 50 days to 51 days.

The overall median sales price was nearly unchanged, slipping 0.1% to $574,400. The average sales price rose 1.3% to $704,454.

The slowdown was sharper for townhouses and condominiums than for single-family homes. Townhouse-condo closed sales fell 18.1% to 806, compared with a 13.3% decline in single-family sales to 3,109. The townhouse-condo median sales price fell 3.8% to $375,000, while the single-family median was $622,500.

Townhouse-condo new listings increased 6.5% to 1,536, but active listings fell 9.1% to 3,335. The median time to sell rose from 61 days to 65 days. Single-family new listings increased 3.3% to 4,679, while the median time on market held at 47 days.

The report’s affordability index was 71 for the overall market and for single-family homes in both August comparison periods. The index measures median household income as a percentage of the income needed to qualify for a median-priced home at prevailing interest rates; higher numbers indicate greater affordability. The townhouse-condo index rose from 116 to 120.

The regional trend varied by community. Jefferson County’s single-family sales fell 11.5%, while its townhouse-condo sales fell 14.7%. Lakewood’s townhouse-condo sales fell 41.5%, and Parker’s single-family sales fell 20.2%. Westminster recorded declines of 25% in single-family sales and 31.3% in townhouse-condo sales. Littleton was an exception, with single-family sales up 3.5% and townhouse-condo sales up 43.8%.
